What the house's age puts in the bathroom
Around Jacksonville the year a house was built says a lot about what is behind the bathroom tile, and so about how big the job gets.
- Before 1950: Riverside, Springfield, San Marco, Ortega, old St. Augustine and FernandinaTile on thick mortar beds, cast iron tubs, galvanized supply and cast iron or clay drains. Opening a wall usually means replacing the pipes behind it.
- 1950s and 1960s: Arlington, Lakewood, the beaches, Davis ShoresBlock ranches with small, fully tiled original baths, copper under the slab and cast iron drains at the age where the bottom rusts through.
- 1975 to 1995: Mandarin, the Southside, Orange Park, SawgrassFiberglass tub units, garden tubs and cultured marble, often on polybutylene supply, which Citizens accepts only in houses 20 years old or newer.

- Plumbing and wiring
- Any change to a valve, drain, fixture or circuit needs a permit, and that work is done by contractors licensed in those trades. Tub-to-shower always qualifies, because the valve and drain change. Source →
- The $7,500 exemption
- Since July 1, 2026, single-family work of $7,500 or less with no plumbing, electrical, structural, mechanical or gas work is exempt from building permits, outside flood zones. New tile and paint can fit; a new shower cannot. Source →
- Which license
- Florida licenses general (CGC), building (CBC) and residential (CRC) contractors, plus plumbing and electrical contractors for their trades. Any license can be looked up by name or number on the state's DBPR site. Source →
- Notice of Commencement
- Over $5,000, it is recorded before the first inspection and posted at the house. Source →
- Lien law
- Contracts over $2,500 on a home must carry the state's lien-law notice. Ask for a written release of lien from anyone who sent you a Notice to Owner before you pay. Source →

Questions people ask
Does a tub-to-shower conversion need a permit in Jacksonville?
Yes. The valve and the drain change, and plumbing work always needs a permit in Duval, St. Johns, Clay and Nassau. The 2026 exemption for small jobs excludes plumbing.
Can a curbless shower go in a house on a slab?
Usually, by cutting the slab down inside the shower so the floor can slope to the drain, or by raising the rest of the bathroom floor. The plumbing permit and plan review decide how the pan is built and tested.
Does replacing tile and a vanity need a permit?
Often not, when the work stays on the existing hookups, costs $7,500 or less and the house is outside a flood zone. New wiring, a moved drain or a new valve always needs one.
What license should a bathroom remodeler have?
A general, building or residential contractor license (CGC, CBC or CRC) for the remodel, with plumbing and electrical work done under those trades' licenses. Look any number up on myfloridalicense.com.
How long does a bathroom remodel take?
The remodeler sets the schedule. What moves it here is permit review, what is found under an old floor, the shower pan inspection, tile curing and custom glass, which is measured after the tile is set.
