What a full remodel covers
The finishes are the visible part. The parts that decide how long the room lasts go in first:
- Supply and drain lines replaced while the walls and floor are open, including old galvanized, cast iron or polybutylene
- A pressure-balancing or thermostatic shower valve, which the Florida code requires, with its hot-water limit set to 120°F
- A shower pan or bonded membrane turned up the walls, the floor sloped to the drain, and a flood test before tile
- An exhaust fan ducted directly outdoors, not into the attic
- GFCI protection on every bathroom receptacle and a dedicated 20-amp circuit for the counter
- Tempered or laminated glass wherever glass sits beside a tub or shower within the code's reach
Permits
A remodel that touches the plumbing or wiring is always permitted work, in every county on this site. The 2026 state exemption for jobs of $7,500 or less excludes plumbing, electrical and structural work outright, and it does not apply in flood zones. The plumbing and electrical parts are done under their own permits by contractors licensed in those trades.
Over $5,000, a Notice of Commencement is recorded before the first inspection and posted at the house. Inspections usually include a rough plumbing inspection with the shower pan flood test, a rough electrical inspection, framing if walls moved, and finals for each trade.
Where the time goes
Every job is scheduled by the remodeler, but the same things move the calendar here: permit review, what turns up when an old floor comes up, the pan inspection, tile cure time, and custom glass, which is measured only after the tile is set.
